Why a Rental License is Important
A rental license, also known as a tourist permit, is essential for anyone planning to rent out their home short-term (less than a month) to tourists. Without this permit, the rental can be considered illegal, leading to hefty fines and other legal complications.
Requirements for a Rental License in Ibiza
Not every property in Ibiza qualifies for a rental license. Here are some of the key criteria:
- Type of Property: Only detached houses are eligible for a rental license. Apartments are generally excluded from this regulation.
- Certificate of Occupancy: The property must have a valid certificate of occupancy, also known as ‘cedula de habitabilidad’.
- Location: The property must be located in a government-designated tourist zone. These zones are determined based on environmental data, population information, and planning criteria.
- Age of the Property: The property must be at least five years old and have been used as a private residence during this period.
- Energy Certificate: The property must meet certain energy efficiency requirements, such as an energy label F for buildings constructed before 31/12/2007 and label D for buildings constructed after 01/01/2008.
- No Previous Sanctions: The property must not have had any serious or very serious violations of the vacation rental law.
