Financial Conditions
Spanish banks have strict rules for granting mortgages, especially to foreigners. Here are some key financial conditions:
- Down Payment: You must provide at least 30% to 40% of the purchase price from your own funds. This means the bank will finance a maximum of 60% to 70% of the property’s value.
- Additional Costs: Expect extra costs such as notary fees, registration fees, and transfer taxes. These costs can add up to about 10% to 12% of the purchase price.
- Creditworthiness: The bank will check your creditworthiness, including any financial obligations like loans or alimony. This helps the bank determine how much you can borrow.
